Loft Conversions

Loft conversions are an ideal way to increase the living space within you home, while converting the unused redundant attic space. There are many positive reasons to go down the conversion route, not only are they generally a very cost effective expansion, usually well below the cost of similar sized extensions, but they are usually easier and quicker to build and in some instances do not require planning permission providing that fall within you permitted development rights.

Another advantage over a home extension is that you do not take valuable space from the garden and avoid increasing you buildings overall footprint. This in turn does not restrict other possible expansions in the future allowing for further expansion.

Loft conversions are very practical spaces and if required can be used to provide private spaces often enabling you to design and build what feels like an independent living space. They are light and quiet and can be used to provide an extra loft bedroom, or loft guest room, a loft study or loft home office and even an additional loft bathroom. Having had your loft inspected by our design experts we can come up with some idea’s for you, or take your ideas and create your dream.

Before you decide a loft conversion is for you, you should remember that planning regulations differ from area to area, and you will also need to make plans and get building control approval. Why not give us a call and discuss your requirements, we can take you through what is required, possible and practical, advise you on whether you will need planning and help you submit for building regulation control.

Building regulations take care of such things as structural stability, ventilation requirements, damp resistance, insulation requirements and fire safety regulations. Many homes are not equipped with adequate support for a heavy load within the attic area, and while there may be a need to reinforce the support levels of the loft to accommodate a living space sometimes some lateral thinking can make all the difference, for example the loading requirements for heavy gym equipment will be totally different to that of a desk and some storage, so if it’s a new gym your after why not create a gym on the lower floor and move a study to the loft.

Another important factor with loft conversions is they tend to be a third storey away from the ground floor, one of the requirements that needs considering is fire escape and prevention, this may require self closing fire doors to any stairwells. Here at Central Property Services Ltd we have dealt with all these issues before and although you may feel daunted by the prospects we’re not, in fact it’s what makes us different from many builders who simply shy away from the challenge and produce unsatisfying results.

We asked CPS (Central Property Services) to quote for a home extension project involving the rebuilding of our garage (garage conversion) and an additional first floor bedroom at the front of our house.

As our property was built in the early 1930′s, we approached Paul at CPS with a clear brief to match it and make it look like the house had always looked that way. I am delighted that Paul and his team succeeded with that challenge with a great quality of workmanship, hard work and good project management delivered to the agreed budget!

CPS actively engaged us on the details with the right brick match and ensuring that the new wooden framed and leaded double glazing matched entirely with the 1930′s character of the house.
